Do I have access to my statements online?
Yes, simply click on the Owner Login tab above and you will have access to your statements after you log in. You can also view bills that were paid and make contributions to your account. -
Can you send me my funds with direct deposit?
You bet we can and it is free! -
If I want to sell my property can you help me purchase a new one?
Yes. We would be happy to assist you in finding your next investment property. Using the IRS Code Section 1031 you may be able to exchange your current investment property for another investment property tax-deferred. -
Am I required to make my property available to Section 8?
Yes and No. Boise just passed an ordinance that you can’t discriminate based on income. This would include Section 8. All other cities you can still decline to accept it. -
Are you licensed?
Yes I have a broker's license but Idaho does not require you to have a license at this time. -
Can I reach you after hours?
Yes we are available 24/7 but please only reach out if it is an emergency. We like our family time too! -
Do I get to see the lease or sign it?
You always have access to the lease but you don’t sign it. As your agent we sign it on your behalf. -
How and when do I get my checks?
We prefer to send your funds via direct deposit. If you want a check we can mail one too. Distributions are paid out by the 15th of each month. -
How is rent collection handled?
Tenants pay online or they can send in a check. We can also meet them in person if needed. -
How long of a lease do you sign?
We like to sign a year at a time. If you want a shorter term we are open to that too. -
How much security deposit do you charge the tenant?
We don’t charge the tenant a security deposit. With our guarantees we offer you (coverages up to $5000) it is not necessary. We cover the costs to get the investment rent ready. -
How soon can you start managing my property?
We can have you added to our software the same day and start management ASAP! -
What type of properties do you manage?
We manage single family homes, duplexes, triplexes, fourplexes and apartments. If you can live in it we can probably manage it! -
Who holds the tenant security deposit?
If we do collect a security deposit, we would hold it in a separate bank account setup specifically for security deposits only.
